Yes. There's nothing to sign to receive one, and nothing owed if you decide to pass. Plenty of people get an offer, compare it against what a listing would net them, and choose the listing — that's a fine outcome.
Usually within 24 hours of sending your address. If there's a deadline you're working against, such as a scheduled foreclosure sale, tell us and we'll prioritise accordingly.
No. We look at the property before we quote rather than after, so there's no inspection contingency waiting to reopen the number once you've accepted.
The process
We open title at a local title company, they run the title search, and we close on the date you picked. Most of the work happens on our side; you sign at the end.
No. Take whatever matters to you and leave the rest exactly where it is, including furniture and belongings. We handle clearing the property after closing.
Yes. Most closings run 14 to 21 days, but if you need longer to arrange a move or wait on something, we work around your schedule rather than a bank's.
A local title company handles the closing documents and the transfer, the same as they would in a traditional sale. They're a neutral third party, not ours.
Fees and costs
None. There's no agent commission because there's no agent — we're the buyer. No listing fee, and no charge for the offer itself.
We do. The number in your written offer is the number you receive at the closing table.
No. We assess the property ourselves to price it, and since we're not borrowing against it there's no lender requiring an appraisal.
Sometimes, yes — and we'll say so. If your house is in good condition and you can wait 30 to 90 days for the right buyer, a traditional listing usually nets more even after commission. A cash sale makes sense when speed, condition, or certainty matter more than the top price.
